MESSAGE FROM NICOLE

Hi everyone,

What an amazing month it’s been in Tennyson Ward for the city and country. Locally we have had so many wonderful school festivals and fetes with more to come, including Graceville State School’s Fair this Saturday from 10 am (fireworks at 7pm) and Yeronga Park Kindergarten's Enchanted Forest Fete coming up on 10 September from 10am. I am so proud to support all our wonderful schools and kindys.

I was so lucky to attend the Matildas fan day at Riverstage on Sunday to celebrate these remarkable female athletes. 4th is the best World Cup soccer result for any Australian team, ever. The team received the Keys to the City and will be immortalised in a statue outside Suncorp Stadium. If you have been inspired, keep the momentum going and join one of our fabulous local sporting teams - there is something for every age range, fitness level and sporting type.

Locally, a very big development application has been submitted for the former paint factory site at 115 Hyde Rd Yeronga. Check out the details below on how you can read more about the development and make a submission.

Regards, Nicole

Ps...we have a working bee planned for the Annerley edible garden at Hefferan Park on Friday afternoon from 3 - 5pm Friday, 8 September. We will be weeding, planting and painting. Pop along and help us spruce up this lovely little community garden.

115 HYDE RD, YERONGA DA

A development application has been lodged for a mixed-use redevelopment of the old paint factory site at 115 Hyde Rd, Yeronga. The site is currently zoned low-impact industry.

The developer-led proposal is being supported by the Lord Mayor’s new planning regime without any community consultation. Planning that introduces high-density apartments into a low-density neighbourhood will create massive changes to the amenity of Yeronga West.

There are two key components to the DA. Firstly, approval to reuse the existing buildings for a range of creative and performing arts, sport and recreational, retail, commercial, warehouse and industry uses. If this was all that was proposed it would be a welcome rehabilitation and reactivation of the paint factory site. Secondly, removal of the current zoning guidelines and establishment of a preliminary approval (blank masterplan) to enable future high-rise development on most of the site.

Of greatest concern is:

  • A new 8-storey height limit over the vast majority of the site
  • No new community infrastructure to support the development’s impact on Yeronga West
  • No new stormwater drainage for the site or precinct
  • No protection for the existing paint factory buildings (only the facade will be kept and the bricks reused)
  • A non-binding masterplan that is akin to a blank cheque for future development
  • Removal of the waterway corridor restrictions at the rear of the site to allow development
  • Proximity to the sewerage plant
  • Conflict with sport at the Olympic Football Club
  • The lack of community notification and objection rights for future building proposals on the site

I urge residents to look beyond the glossy marketing images you may have seen. Residents should consider the long-term impact of high-rise development on local infrastructure in Yeronga West.

You can view the DA materials on Council’s website here.

You can make a submission at any time but the best time will be when the black and white notice sign is erected on the site.  If you are concerned, I have drafted a submission you may like use or amend in your own words. You can download a copy of the draft submission here. I will keep you up to date as the development assessment progresses over coming months.

LOCAL GOVERNMENT INFRASTRUCTURE PLAN CONSULTATION

You may have recently received a letter or heard in the media about Council’s infrastructure review.

For people that got one of the truly awful letters, Council is not immediately resuming your house. They do indicate where future infrastructure may go, and there are some very odd additions such as two character houses to be resumed for parkland on Honour Ave, Graceville but nothing for Graceville Memorial Park that desperately needs upgrades.

There are some good additions too. For example, the intersections of Venner Rd/Ipswich Rd and Waterton St, Annerley and Cliveden Ave and Oxley Rd, Corinda have finally been added to the long list for upgrade.

Then of course there are the missing projects, most concerningly a lack of stormwater projects.

You can read more on the interactive map here.

How to Make a Submission

I want to thank residents who have spoken up in previous years and fought for better infrastructure planning for their neighbourhood. It’s time to do it again. The Lord Mayor has said he is “ listening,” well let’s make sure he hears us loud and clear.

WHAT'S ON

The Welcome Project

*Urgent housing request: Do you have, or know of anyone who has, a spare couple of bedrooms in their home, or a spare unit / townhouse / house, that an Afghan refugee family could rent for their first 6-12+ weeks in Australia, from early-mid September? Ideally Brisbane Inner Southside down to Logan/Underwood area.*

We are The Welcome Project, helping to safely resettle a UN-identified refugee family (single mum, 3 older kids) from Afghanistan. After delays since June, we now expect them 7 Sept. Unfortunately this means that the temporary accommodation we'd secured for them is no longer available (beyond a week or two).

Our group, The Welcome Project, will guarantee rental payments, and the family will have access to government services and our support. We hope to find a community-spirited landlord who recognises this family's life circumstances, and is willing to offer tenancy for under $500 per week.

We are also seeking long-term accommodation for the family, after their arrival.

Everything is negotiable: dates, length of stay, location, cost...
